Top 10 Consumer Service Companies To Watch For 2015: Medical Properties Trust Inc (MPW)

Medical Properties Trust, Inc., incorporated on August 27, 2003, is a self-advised real estate investment trust (REIT) focused on investing in and owning net-leased healthcare facilities. The Company conducts substantially all of its business through MPT Operating Partnership, L.P. The Company acquires and develops healthcare facilities and leases the facilities to healthcare operating companies under long-term net leases, which require the tenant to bear the costs associated with the property. The Company also makes mortgage loans to healthcare operators collateralized by their real estate assets. In addition, the Company selectively makes loans to certain of its operators through its taxable REIT subsidiaries. In September 2013, Medical Properties Trust Inc completed the acquisition of the real estate of three acute care hospitals operated by IASIS Healthcare LLC.

The master lease agreement has a 20-year term with three five-year extension options and provides for ! an initial rental rate of 9%, with consumer price-indexed increases, limited to a 2% floor and 5% ceiling annually thereafter. At December 31, 2012, these facilities had an average remaining lease term of approximately 19 years. In addition to the master lease, the Company holds a mortgage loan on four facilities owned by affiliates of Ernest.

Affiliates of Prime Healthcare Services, Inc. (Prime) leased 11 facilities pursuant to master lease agreements. The master leases are for 10 years commencing July 3, 2012 and contain two renewal options of five years each. The initial lease rate is generally consistent with the blended average rate of the prior lease agreements. However, the annual escalators, which in the prior leases were limited, have been increased to reflect 100% of CPI increases, along with a 2% minimum floor. The master leases include repurchase options substantially similar to those in the prior leases, including provisions establishing minimum repurchase prices equal to the Company's total investment.     Is it safe?
    Network and data-security expert Fortinet (NASDAQ: FTNT  ) also got a taste of what it means to come up short of expectations, as it pre-announced earnings that were well below analyst forecasts. It laid the blame on a handful of U.S. service providers, who failed to come through in closing deals, and noted that its telecom vertical market will amount to 25% of first-quarter revenue compared to 30% last year. Its stock plunged 13%, and dragged down much of the security sector with it, though by not nearly as much. Sourcefire was down less than 2%, Palo Alto Networks�was down 1%, and Check Point Software�was off less than 1%.

    The fundamental underpinnings for SAIC's cyber-security business have been strong for quite a while, as growing cyber-security threats jeopardize key government and private-sector technology installations. With North Korean hackers having successfully shut down tens of thousands of servers in South Korea, the U.S. government has gotten serious about the threat, and SAIC won an extension in May for an eighth year serving the Pentagon on a contract that could be worth as much as $381 million. Moreover, the company is working with non-military government applications, having won a $140 million contract alongside competitor CACI International (NYSE: CACI  ) to deliver IT support to the Pension Benefit Guaranty Corporation. Moreover, SAIC has an advantage over CACI in that while the government agency didn't actually award CACI a definite part of the contract when it made the announcement in March, SAIC already won one of the major parts of the contract, with expectations of taking at least half of the $140 million for itself.

It started drilling the Kutno-2 well during 2011. It hold concessions on 828,000 acres (3,351 square kilometers) in west-central Poland, in Poland�� Permian Basin directly north of PGNiG�� BMB and MLG oil and gas fields. The Company has a 100% interest in four concessions in north-central Poland covering approximately 881,000 acres (3,567 square kilometers). As of December 31, 2011, it held oil and gas exploration rights in Poland in separately designated project areas encompassing approximately 4.6 million gross acres. U.S. Activities and Presence

The Company produces oil from approximately 10,732 gross (10,418 net) acres in Montana and 400 gross (128 net) acres in Nevada.
